Arrival and Departure

The Hire period runs from Saturday to Saturday unless stated otherwise.

The property is available from 3pm on the day of arrival and the property must be vacated no later than 10am on the day of departure.

We reserve the right to levy a penalty charge of up to £50 if the property is not vacated in a timely manner.

Keys

Keys will be posted to you prior to the commencement of your holiday. They will be sent under separate cover from the letter that will be posted to you giving you directions and other holiday info you need for your arrival. We will also send you a jiffy bag to return your keys, to us, via the post, at the end of your holiday. PLEASE DO NOT LEAVE THE KEYS IN THE HOUSE AND PLEASE DO NOT PUT THE ADDRESS OF THE PROPERTY ON OR WITH THE KEYS WHEN RETURNING THEM TO US.

If you lose the keys to the house you will be charged for further copies of the keys to be cut and you may incur costs to change the locks.

If you lock yourself out of the property please telephone Poole Holidays and one of the local key holders will be called to let you back into the house. However please note a charge will be made for this service of £20.00 between 9am and 5pm Monday to Friday and £35.00 at any other time. This charge is payable in cash on arrival of the key holder).

Cancellations

In the event of a cancellation within 8 weeks of the holiday, the Hirer will be liable for the full cost but if the property is re-let we will refund 50% of the cost plus damage bond.

Cancellations must be made in writing and acknowledged by the owner.

We recommend the Hirer takes out Cancellation Insurance to compensate for this scenario.

Non Payment

Should we not receive your remittance for the holiday 8 weeks before the commencement date and we have had no correspondence with you, we will re-advertise the property for rental. The cost of the holiday will still be due and the Hirer will still be liable. A statement of charges will be made and recovery action will be commenced for the unpaid costs. If the property is re-let 25% of the cost of the holiday will be deducted from the charges owing. WE STRONGLY RECOMMEND TAKING OUT THE HOLIDAY INSURANCE TO AVOID ANY PROBLEMS ARISING.

Included in the rental of the property

Included in the rental cost of the property is the use of bed linen for the beds (excluding travel cot bedding), a tea-towel and a bath mat.

Gas, electricity and water is included, however Poole Holidays respectively request that wasteful use of any of these services is avoided.

Website

Whilst every effort is made to ensure all details on this website are accurate we do not accept liability for any inaccuracies except where they fundamentally affect the enjoyment of the holiday.

Bins

The Hirer should ensure that the bins are put out to the rear of the property (through the back gate and left on the pavement) on Tuesday evening for a Wednesday morning collection. Please note the recycling bin is only emptied on alternate weeks.

Car Parking

There is one allocated parking space located close to the front of the property. The number of the property is clearly marked on the space. There are additional visitors’ spaces, available on a first come first served basis located on the opposite side of the road. Please do not park in allocated parking spaces belonging to neighbouring properties.

Breakages and Cleanliness

The Hirer will be held responsible for any damage or breakages that occur and such incidents must be reported to the owner and the required compensation paid before departure. If any breakages or damage are not reported to the owner, or the property is not left thoroughly clean and tidy and this amounts to more than the Damage Bond, an invoice for the additional amount will be sent to the applicant, which must be paid within seven days. Failure to do so may result in legal proceedings.

Matters Beyond Owner’s Control

These include local happenings that may occur at any time, eg nearby building work or invasion by pests. The owners will inform you about any significant matter or significant works that are within their knowledge, which are likely to materially affect your occupation of the property. The owners cannot accept responsibility for any matter beyond their control or for the effects any works may have on your enjoyment of the property. This does not affect your statutory rights.

Repairs

The Hirer must report any defects occurring in the accommodation or its equipment as soon as reasonably practicable. All reasonable efforts will be made to arrange for necessary repairs or renewals to be carried out as quickly as possible. The Hirer shall permit the owner or his agent upon giving reasonable notice to enter the accommodation at any reasonable time of day (or at any time in the event of an emergency) for the purpose of carrying out any repairs. The Hirer shall not be liable for any defects in the accommodation including its equipment.

Items left behind

The owners are not responsible for items left behind by Hirers. If the Hirer fails to collect items kept at their discretion within 7 days of departure they will be treated as abandoned and will be disposed of accordingly. The Hirer will be responsible for all storage costs that might be incurred. The items will be kept by the owners’ cleaners and therefore collection will be from a Poole address.
